Rental agreement

By booking a reservation at Salty Rabbit, you agree to all the policies, terms, and conditions outlined below (updated September 29, 2025).

Property

The Salty Rabbit vacation rental property is located at: 2646 Forest Ridge Dr., #E-6, Fernandina Beach, FL 32034

Occupancy

  • Maximum of 7 guests (adults + children).

  • No pets.

  • Renter must be 21+. Guests under 21 must be accompanied by a parent or legal guardian.

  • Property cannot be used by more guests than listed on the reservation.

Terms of Stay

  • Check-in: after 2:00 PM on arrival date

  • Check-out: by 11:00 AM on departure date (late check-out may incur a fee unless arranged in advance)

  • Minimum stay: 2 nights (longer minimums may apply during holidays)

Rental Rules

  • Be a good neighbor: no parties, no illegal activity, respect quiet hours (8 PM–8 AM).

  • No smoking anywhere on property, including deck.

  • Follow posted community rules (speed limits, pool rules, parking).

  • No commercial photography/filming.

  • No tents or structures.

  • No charcoal grills — use community grills in designated areas.

  • Parking: dedicated spot E-6 (permit must be visible). Visitor parking requires a guest pass.

  • Beach gear must be stored out of sight (not over rails or in vehicles).

Violations may result in fines or towing by community management.

Payments

  • 50% non-refundable deposit due at booking confirmation.

  • Balance due prior to arrival to receive keyless entry code.

  • Payment instructions provided at booking (options include Venmo, PayPal, cash, or check).

Cancellation Policy

  • Cancel within 24 hours of booking = full refund of deposit.

  • Cancel ≥30 days before arrival = refund minus non-refundable deposit.

  • Cancel <30 days = deposit forfeited; credit toward a future stay may be offered at owner’s discretion.

  • No refunds for early departures or no-shows.

  • Guests are encouraged to purchase travel insurance for added protection.

Security & Liability

  • Guest is responsible for any damage beyond normal wear.

  • Costs will be charged to guest’s payment method on file.

  • Guest assumes responsibility for personal belongings and use of property, including pool and tennis areas (no lifeguard on duty).

  • Owner is not liable for accidents, injuries, or lost property.

Check-Out Requirements

Before leaving, Guest agrees to:

  • Remove all trash & empty refrigerator.

  • Load and run dishwasher.

  • Return cleaned beach gear and items to storage.

  • Lock doors and leave key/parking pass in the fish box.

Governing Law

This agreement is governed by the laws of the State of Florida

Miscellaneous

  • This is the complete agreement between Guest & Owner.

  • If any part is invalid, the rest still applies.

  • Unavoidable events (storms, government orders, etc.) may alter cancellation terms.
